Garage Renovation Obstacles

With any garage renovation project it is fairly common to encounter situations that require a bit of creativity in order to set up the best storage solutions.  These situations can be broadly classified into two main categories: those that involve movable objects or materials and those situations when it becomes necessary to work around appliances or other fixtures that are for the most part not readily movable.  As you might expect, situations involving movable storage obstacles are fairly straightforward to address.  On the other hand, storage obstacles arising from immovable storage solution obstacles need a bit more creativity and planning.  However, as you will soon see there are options available for both.

There are a few optimized storage obstacles that show up with any garage renovation project.  Each of these must be handled with proper planning and foresight to achieve the optimized storage you desire. 

1.5 car garage, etobicoke - overhead platform storage, garage cabinets, slatwall organization system, camlock camlok hooks, polyaspartic floor, cement block coating - beforeThe most frequently encountered storage solution obstacle is the central vacuum.  You may have noticed the central vacuum is often left hanging there on the wall taking up a lot of space. Most new home builders mount these central vacuums in the middle of a wall, either the back wall or one of the sidewalls.  Also, the central vacuum is typically mounted about half way between the ceiling and the floor. While this position certainly allows you to access the unit for service, it makes storage above and below rather cumbersome. 

All of that being said, the central vacuum is actually an appliance that can be relocated relatively easily.  The vacuum pipes coming to the central vacuum unit are simply common p.v.c plumbing and the electric is typically a standard outlet plug. Relocating the central vacuum merely means choosing an optimum location, mounting the unit and re-piping the vacuum lines as required.  Oftentimes, the best location is found to be mounted in a side corner such that the unit is still accessible but it is mounted a bit higher and out of the way. By relocating your central vacuum, you gain valuable storage space below and of course along the wall where the unit was originally located.  For example, if you relocate a central vacuum stuck there in the middle of your sidewall to the back corner, now you have the option to install slatwall, storage racks or other optimized storage solutions in the newly freed up space.

The next most frequently encountered obstacle to optimized storage is the doors and windows. Obviously, in most cases you aren’t going to be moving a door or window.  On the other hand, there are practical storage solutions that can be installed to optimize the space.

Start with the door into your garage from inside your home.  The most obvious answer is to install an overhead storage rack.  An overhead storage rack above your door will add valuable storage space that is useful, yet still out of the way.  At the same time, you want to be aware of the fact that there is an optimum way to install an overhead storage platform and there is a sub-optimum way. 

The very best solution is to install an over the door storage platform using hardware hung from the ceiling.  However, sometimes eager do-it-yourselfers will instead install this overhead platform and support it with vertical posts. While this is okay and does give you the overhead storage, the vertical posts can be an eyesore, not to mention getting in the way of other things you want to have in the garage. 

One other scenario to consider is when the door is located in the middle of the wall.  In this case, more often than not a customized solution could be the best choice.  For example, you could install a combination of overhead platforms, shelving or platforms on one side and slatwall on the other side.  Of course each garage design is unique so many who chose to renovate their garages end up selecting a custom solution.

Although windows are not really that common in most garages, customers with garage windows often are looking to optimize the space around the window.  The one big issue is often the location of the window.  In other words, if the window is in the middle of a sidewall versus being located towards one side or the other will determine the type of renovation options available. One typical storage solution option is the installation of an overhead platform with a slatwall installation to the sides and beneath the window.  This option maximizes the utility of the space around the window while still allowing the full functionality of the window itself.

garden hose reelA minor situation that sometimes shows up in garage renovation projects is the location of the fresh water hose bibb.  The hose bibb may be installed in a location that means stretching an attached hose along the garage floor and outside.  Some renovation customers may choose to have this hose bibb relocated further along the wall to a more convenient location. 

Alternatively, to save the trouble and expense of relocating the garage water supply, a more optimized hose reel and storage fixture can be installed.  The hose reel can be conveniently mounted on the wall to allow easy access and storage. 

One final situation that might be a factor is the automatic garage door opener.  The garage door opener operates off of the normal household electrical outlets. Unfortunately, there is rarely an outlet mounted in the ceiling in a convenient location for the opener.  Consequently, many homeowners end up draping an extension cord across the top of the garage and down a wall.

 Of course, this is not the best solution and is definitely not recommended.  Keep in mind that an extension cord is only designed for temporary use; it is not supposed to be used as a permanent electrical supply.  The solution is to bring in a electrician to mount an outlet close by the garage door opener.  Absent wanting to install another outlet, the other option is to more permanently affix the extension cord with cable clamps or similar hardware.

Conclusion: as you can see from the above, each and every garage renovation project presents its own challenges and surprises. However, with some simple planning along with a discussion of the best storage solutions for your situation you can have a garage that works for you.

Start by creating a viable plan for the space. Assess what you have stored in the garage. Decide what should be tossed (broken furniture, ruined paint, unusable items, etc.). Make a list of items than can be donated (furniture and sporting goods no longer needed, duplicate gardening tools, etc.). Then plan separate spaces for each type of item stored in your garage. For instance, create dedicated zones for automotive accessories, gardening accessories, sporting goods, etc. Determine if there is a need for additional storage space, like shelving. Make sure you have everything you’ll need on hand.

Now that your plan is in place and you have all of the necessary tools, it’s time to take action. If the job seems too big to tackle alone, make it a family affair or invite a few friends over. Bundle up, clear space for a portable heater, turn on your favorite playlist and begin executing your plan. First, eliminate or relocate as many items as you can. Once the space has been pared down, you’ll have more room to operate. Move everything to the perimeter, making use of shelving, hooks and baskets that will allow you to store items vertically. Continue until you’ve cleared enough space to park inside your garage.

A Workshop or Craft Space

A dedicated workspace for crafts and hobbies can be created relatively simply by re-purposing old furniture and cabinetry. First, determine where you want to locate the work area. Then reclaim the wall space by removing or relocating items. Next, create a flat work space. An old table or cabinet might do just the trick. If not, foldable workbenches or task desks are available at your local box store.

When planning your workspace, don’t forget to provide adequate storage for tools and other accessories. Seasonal Tire Storage

It’s that time of year again; time to move your tires in and out.  Of course some choose to simply store their seasonal tires at an offsite location.  However, a large majority choose to store their tires at home in their garages.  At the same time, there are some homeowners who choose to do both, store the set of tires for one vehicle offsite and the tires for a second or third vehicle at home in the garage. This article is for those who choose to utilize their garage space for seasonal tire storage.

tire storage solutions - custom overhead tire storage platformThere are a few factors to consider when discussing tire storage.  One of the most important issues you want to keep in mind is that of protecting the integrity of your tire. As you probably know, it is never a good idea to store the tire vertically in the same spot over an extended period of time.  Storing a tire on its running surface (with or without rims) tends to leave a flat spot in your tire that may result in damage the tire.

Another factor to consider is the weight of the tire.  Obviously a seasonal tire with rims is significantly heavier than a tire without rims.  Even so, the weight of a tire without rims may be a bit much for some people to hoist up to an overhead platform.  You want to tailor your storage solutions to your situation, especially with bulky or heavy items such as seasonal tire. 

tire storage solutions - mounted overhead tire storageTire storage options can be classified into two main categories: horizontal storage and vertical storage.  Horizontal storage is exactly what it sounds like.  You simply place your tires flat.  The tires are either placed on a platform or they may even be stacked in the corner on the floor. Horizontal storage as an option applies to both tires with rims and tires without rims. Depending on your needs, you may decide you don’t like your tires sitting on the floor all winter and would feel much better if they were on a platform out of the way.  Also remember that whatever tire storage solution you are pondering, at least moving them off of the floor frees up some more floor space for you to use.

tire storage solutions - wall-mounted tire rackOne space-saving solution to examine if it works for your garage is that of vertical tire storage.  Storing tires vertically means they are installed in a rack. The rack is then conveniently mounted in an optimum location to maximize your other storage options while still allowing access to your tires.  Note that vertical storage is available both for tires with rims and for tires without rims.  If you are looking around your garage and want to know if a vertical storage rack would work for you, simply take 4 times the width of your tires, which is the lateral distance or width of the rack (plus hardware needs).  Then, measure the diameter of the tire, that number is the approximate depth you will need for a vertical tire storage rack.  As you can see, the vertical tire storage option gets the tires out of the way in a compact and contained space. 

Whichever option you choose for your seasonal tire storage needs, there is a storage solution that can fit your garage.  When you decide to renovate your garage that is an excellent time to evaluate your tire storage needs and options.

For many people, hanging onto the memories & sentiments of kids sporting equipment, science projects and bedroom furniture or pieces of wood from recently completed renovations is comforting.  You just never know when you might need a piece of wood for a home project or an extra roll of insulation.

Why bother getting rid of perfectly good things when you can always store things in the garage? But wouldn’t you like to be able to park both your cars inside during the winter, or not have to worry about your kids taking out their bikes and scratching the car doors? Maybe it’s time to purge.

Start with a manageable task.  Just charging ahead and trying to tidy everything up sets you up for disappointment.  Take a good long look at all the stuff living in your garage and divide it up into what you need and what you no longer use. Old bikes, skiis and other household items may be useful and valuable to other people so give them away. Give away online via freecycle, donate items to a charity, prepare for a garage sale or just leave things at the curb. It’s almost guaranteed someone will scoop them up.

The next step is to review what you need to store in the garage and organize it into groups by category.  Decide how often items are accessed as well as their use & placement within the garage.  For example, holiday decorations can be placed into a sealed plastic storage bin instead of a cardboard box in the corner of the garage.  For seasonal items, the best place for them is off the floor and above in overhead storage where you will only be accessing them occasionally or once a year. If you don’t create a well thought plan for storage locations of items, you’re likely to resort to old habits and pile them up in the corner.

Creating designated storage areas in the garage is the key to good organization.  Unlike your kitchen, which already has specific places such as a pantry for food or drawers for cutlery, a garage usually starts as a bare room with walls & doors. Create specific zones for items so they can be found when you need to use them, or stored safely away when you don’t. Imagine the ease of knowing where to look and  finding your weed remover when you need it, or no longer tripping over your son’s skates on the garage floor. Clearing the clutter and a bit of organizing can do wonders for your state of mind. Start by deciding how you want to use your space, then transforming it to suit those needs.

Gardening equipment such as rakes, hoes and spades can be stored in one zone and can be hung from hooks.  Shovels and ice breakers can also be hung on the wall.  Sports equipment, such as hockey sticks and pucks can be placed on hooks or in baskets. And while you’re re-arranging your space, garbage and recycling bins placed near the entrance to the house makes for convenient access.

A happy consequence of purging the garage and getting it organized for spring is a sense of freedom or heavy weight finally being lifted.  I’ve helped many people transform cluttered garages, where there wasn’t room to park the family car, into garages with the space to store family belongings, to become a workshop and to park the full number of vehicles intended.  When the garage is no longer a dumping ground for things without a home, it becomes a functional living space and frees up room for tools, sports equipment, seasonal decorations and garbage and recycling bins.  I can show you garage storage solutions and fabulous products to transform your garage into the envy of your neighbours.

It’s said that necessity is the mother of invention. Consequently some of the most useful products are designed for very specific situations and requirements. When you’re thinking about putting your house up for sale, you can’t just hang out a For Sale sign, let people stroll through an open house and expect a great offer or incite a bidding war.  Even though the current real estate market is overheated, the trend toward timed offers and increasingly savvy buyers combined with the popularity of interior design and home makeover shows have created new challenges to attract buyers willing to go the distance.

 

garage interior design - home stagingHouses are now staged, often by professional companies that remove your personal effects and replace them with stylish home furnishings and décor.  Home staging, or fluffing as it’s sometimes known in the industry, might also include upgrading flooring, lighting and painting to give your home a fresh, new look.  Since curb appeal is important, it’s not uncommon for agents to suggest some minor landscaping or at the very least putting out a large planter with flowers.

 

Generally speaking, when showing houses, real estate agents don’t spend much time in the garage mainly because they’re usually a mess.  That’s unfortunate since a garage is another asset that adds value to your home.   A clean, tidy garage with well-organized storage provides another feature for agents to point out to their clients.  Not only does it highlight useful storage solutions, it’s also a place to show a home’s personality, utility and suitability for potential buyers.

 

While “garage staging” isn’t an industry standard yet, I have been called in to install slatwall and flooring by a contractor who was finishing a house on the Bridle Path.  In addition to setting up a system for organizing the garage, I supplied bikes, golf clubs, tennis racquets and gardening tools to make it look authentic so that prospective buyers could envision how the space might work for their needs.

 

When you’re considering minor upgrades to make your home market-ready, don’t forget about the garage. It can be so much more than the place to stow packed boxes and Rubbermaid bins before your move and really showcase the flexibility and livability of the house.

 

One of the more popular upgrades we do is creating customized overhead storage shelves. Suspended from the ceiling the shelves create a half storey and increase the storage space footprint for items like snow tires and seasonal decorations that are only accessed once or twice a year.  We can also paint and install slatwall, which can be outfitted with cam lock hooks to hang everything from shovels, rakes and power tools to skis and bikes.  Flooring is another easy option.  Unlike concrete, which soaks up oil and shows other stains, our low-VOC polyaspartic floors don’t absorb liquids and can be washed with soap and water.  Plus, depending on the complexity, the renovation can usually be done in two days.

 

Buyers are critics.  While they’re looking for reasons to buy your house, they’re also considering reasons not to buy it. One way to ensure good reviews is to put everything in its place.  A garage upgrade is a cost effective, efficient way to increase the value of your property before you sell it.

Creating a Man Cave in Your Garage

 The garage man cave isn’t just for car enthusiasts.  An empty bay can be a great place for a poker game with a table that folds up at the end of the night.  However, chances are the client who’s looking for this is a car enthusiast, because he’s looking to convert his garage into an extension of his living space.  In order to create a garage like this, there are a few factors we take into consideration when planning storage solutions.

 Exotic car lovers generally like to take care of their own vehicles, which means we need to figure out storage for cleaning supplies and wax.

 Because the garage is being used as a living space, we want to minimize dust.  This means completely finishing the walls with drywall or slatwall and finishing the floors with a polyaspartic floor system.

 If the client is going to use the space in the winter, a heater is a necessity.  There are many options for either gas or electric heaters and an added bonus is that a steady temperature is better for the paint and the oil.

 Tire storage is also a consideration as a car enthusiast may have multiple sets, including winter or sports tires.

 If a television is included in your plans, you’ll have to have a cable connection.  We can hide the cable and wires behind cabinets so that they are accessible but remain out of sight.

 The beauty of creating a man cave in your garage is that the space can still pull double duty.  It can fulfill all your storage needs – just park one car on your driveway until the end of the fourth quarter.

Making Use of Overhead Space

Think you’re making the most of the space in your garage? Look up…. there’s probably another level of storage you’ve not considered.

Tiered storage can make the most of empty space above the car. It works best in garages with minimum 10-foot ceilings because you want to make sure shelving can be out of the way of your minivan or SUV as well as your head.

There are two types of tiered storage:

  1. The end walls where a tier can be as low as 4 feet, so the nose of the car can tuck underneath
  2. Side walls where the storage needs to be high enough to clear the top of your head

We build the storage using sturdy 2×6 or 2×4 wood construction and finish it with ¾-inch plywood. It can easily support hundreds of pounds. It can be finished and painted to suit your design. And you don’t need to worry about running into poles or posts because everything is held securely into the ceiling with airplane cable.

overhead garage storageThe structure can be as simple as a single shelf. Or it can be as elaborate as shown in the photo here with pot-lights installed underneath to create a workspace. And you can even check out some moderately priced options for tiered storage for an extra vehicle.

Taming the Garden Hose

The problematic hose. That snake of a thing always seems to be in the way and just doesn’t look pretty in the garden.

How many hose reels have you tried, only to find they work for a little while and then either break or the hose gets stuck inside? It’s nice to have the hose handy for using in the garden, but personally I think most hose caddies out there are more trouble than time-saving.

The best way I’ve found to store a garden hose is in the garage on a Universal Hook. It’s large enough to accommodate a 100-ft hose and when combined with slatwall, it can easily bear the weight. If you use a hose connector, attaching the hose to the outside faucet is a simple task.

Tip: When you’re finished with the hose, take the extra few minutes to coil it up neatly on the hook to avoid tripping on it or running over it with the car, which could puncture the hose or flatten the nozzle or end.
